A primary factor for most of us in choosing that location for retirement or recreation is home price. But what about home prices? Just look at what average home sales prices have done since 2004 in some of the most popular retirement and second home cities in the U.S.

What Will Happen to Home Prices?

Despite the reversal in prices that began in late 2005, over half of the 99 GreatPlacesToRetire.com surveyed cities managed price growth since 2004 of at least 10%. Prices in Vail, CO have increased the most at 87%, an average annual increase of 17%.

The impact from the mortgage and credit mess will continue to stall home values in some areas. But the affluent and ever mobile baby boomers are having an undeniable impact on the second home and retirement home market. As boomers enter the market for that new home, premiums will be placed on those properties that offer healthy and fun lifestyles in attractive natural settings.
